Treasurer Report 2015 - 2023 attachedWe have received message in regards to the quarterly maintenance fee increase and the dissatifaction, this increase is addressed here in detail. Every property owner is requested to review and attend our upcoming meeting. The board is a group of unpaid property owners who volunteer their time to manage the water distribution system. This board is responsible to keep the system in operating order and the quarterly fee is increased or decreased according to the balance of money and cost of repairs. Every year we have an annual meeting for which every property owner receives an invitation to come, discuss, and learn more about the costs of maintaining this system. An open request for volunteers is made at every meeting. Each property has a share in the well system. In lieu of sending out a large requests for repairs, we adjust the bill to keep the system running and enough in the bank to cover any repairs. Saturday, October 21st, every property was without water until approximately 1:00 pm, due to an electrical fire in the electrical panel at the Madre Mesa well yard. The second well, Sheila well yard, was and is offline after the pump failed, was replaced, and the pipes into the ground water were replaced due to age and deterioration. Since the required maintenance and repair are still under way, it could not be energized to fulfill the need. Things like this were discussed in the 2023 annual meeting, the costs associated with these repairs are a shared cost to each property. There are a total of 124 properties and each once could have been assessed for a portion of the repair, instead of increasing the bill by $75, they would have received a special assessment of $1,555. We have an aging infrastructure and with the age comes costly repairs. The maintenance water fees are managed to cover these costs to avoid making special assessments of high fees to keep the system operational. As the president of the water association, in 2021, a principle forgiveness loan was procured to replace the 2 water storage tanks for $350,000. That cost would have been a special assessment against every property, had that not been obtained. We work diligently behind the scenes, to keep our system and Board going, yet we have 5 board members, all volunteering to obtain funding, paying the bills for monthly operations, repairs, and maintenance costs. The financial report is available for review as an attachment. Every annual meeting there have been copies distributed to attendees. A letter of request for attendance will be mailed out in December 2023 with time and location. Thank you to all who have attended and continue to do so. We have open positions and many projects underway and upcoming. Please attend the annual meeting in January 9 2024, every property owner is requested to attend.
